This site in Woolgoolga was occupied by a fibro cottage, which was past its use-by date and no longer fit for purpose. Our clients were looking for an affordable way to replace the cottage with a high-yielding investment. We looked at the options, and determined that a knockdown-rebuild strategy was the most appropriate for the site. The site is not large enough for a duplex, so we settled on a house with attached granny flat as the best strategy to maximise rental yield.

The new development includes a 4 bedroom home with two bathrooms, two car garage, separate laundry, and tiled alfresco. The master bedroom has a walk-in robe, and the kitchen is fully featured, with quality appliances, dishwasher, double bowl sink, and ample bench space.

The granny flat has two bedrooms, bathroom with Euro-style cupboard laundry, carport, and alfresco. While it is technically a granny flat, it is spacious. The bedrooms have built-in robes, while the kitchen is full size with a 60cm oven, four burner cooktop, dishwasher, and stylish stone benchtops with a waterfall end.

Despite containing two separate dwellings, this building appears from the street as one family home, which blends in with the low density residential neighbourhood. Each dwelling has a yard with water tank, and the solar panels help the tenants keep their electricity bills low.

Returning a gross yield well above 6%, this project is a winner in every sense!
